Payments, Cost, and Legal
-
XHO Bacalar operates in full compliance with Mexican real estate and environmental regulations. Buyers receive a legal purchase contract validated by a public notary, and property titles are secured through a fideicomiso (bank trust) for foreigners or direct deed for Mexican nationals, offering full legal certainty. A full list of issued permits or permits in process is available upon request.
-
Yes, XHO offers buyers 12 months of interest-free financing and 24 months of financing at a 6% interest rate. Please contact an XHO sales representative for more information on financing options.
-
Late payments trigger standard penalties and interest as defined in your purchase contract. XHO’s team will offer reasonable support but requires timely payments for contract validity.
-
Yes, certain Mexican banks and private lenders do offer mortgages to both nationals and foreigners for the construction of their homes, though terms and availability may vary. It’s recommended to consult with XHO’s legal and sales team for up-to-date financing options.
A traditional mortgage that bundles both the land and the home is not available for pre-construction. In most cases, you will need to purchase the land with cash to qualify for financing.
-
The cost of construction for your custom home ranges between $1400/ m2 to $2000/ m2 USD depending on the finishes and add-ons selected during the home design and customization process. Your total home price is determined when working with your architect after the selection of your lot and is finalized in your contract as ANNEX D.

Foreign Buyers
-
Yes. Foreigners can acquire property within the restricted zone (50km from the coast, like Bacalar) via a bank trust called “fideicomiso.” The process is secure and common for buyers worldwide.
-
No, property acquired legally via fideicomiso or corporate structure is protected by law, and expropriation is exceedingly rare—usually only for compelling public interest, with full compensation, but this is not a concern for residential projects like XHO.
